Summary/ObjectiveThe Plant Operations Director leads all Housekeeping and Plant Operations Associate(s) within the IL/AL/MC Community to ensure a high standard of cleanliness, physical plant operations and safety, both inside and outside of the building. S(he) is responsible for the general operating maintenance, service, upkeep, and repair of the interior and exterior of the Community in accordance with current federal, state and local standards, regulations and Company policies.
Essential Functions1. Conducts regular inspections of all resident and public areas2. Plans and schedules cleaning programs, including but not limited to annual cleanings, move-in preparations, and floor cleaning3. Orders and inventories all supplies, chemicals, and equipment; Ensures the safe handling and storage of equipment and supplies4. Develops and monitors department budget including purchasing and staffing expenditures5. Ensures staff is trained on the safe handling of cleaning chemicals in accordance with department guidelines and ensures compliance with local, state, and federal safety standards, MSDS, OSHA, EPA and other applicable rules and regulations6. Maintains/oversees scheduled and unscheduled maintenance on, but not limited to: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscaping, kitchen equipment, and emergency pull cord equipment7. Ensures the timely and efficient execution of general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair8. Manages maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs9. Delivers move-in ready rooms, where vacated rooms have been brought back in line with company standards10. Ensures that walls, floor coverings, doors and woodwork in the common areas of the Community are properly maintained11. Assesses all plumbing and electrical problems within the Community and determines the best course of action to correct the problem, working within the legal scope of local and state codes12. Coordinates, manages and ensures the quality execution of all maintenance vendors including, but not limited to pest control, HVAC service, and landscapers13. Maintains positive communication with local fire marshal, building inspector, state elevator inspector and any other jurisdictions governing the Community14. Documents safety issues as well as physical plant deficiencies related to local, county, state and federal guidelines15. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions16. Responds appropriately to management and/or Community emergencies by assisting as needed17. Schedules, hires, trains, disciplines and terminates department Associates, in accordance with company policies18. Strives to maintain a safe working environment through the prevention of accidents, the preservation of equipment, the achievement of safe working practices and training of Associates on safety equipment and fire protocols of the Community
Supervisory SkillsDirectly supervises/manages housekeeping and maintenance Associates in the Community. Recruits, hires, and trains new Associates and leads current Associates with a focus on residents and operational excellence.
Travel RequirementsUp to 10%, primarily locally, with occasional overnight travel.
Work EnvironmentWorks in a well-lighted area that is ventilated and is physically, physiologically and psychologically innocuous as possible under the conditions which exist at any particular time. Frequently may be exposed to outdoor spaces, service areas or attics, or other environments, which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects. There will be regular exposure to substances, such as paints, cleaning agents, chemicals, and bodily fluids, which may have various odors that may be considered irritants. Because the essential functions of the job may require general involvement in a health care facility, including but not limited to exposure to AIDS, HIV and Hepatitis B viruses involving Risk Classification Categories 2 and 3, environmental and safety conditions will fluctuate. To be qualified for the position, a person will have the ability to work in this type of environment without posing a direct threat to self or others.
Physical DemandsThe physical demands described here are representative of those that must be met by an Associate to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Frequent body movements include, lifting, moving, transferring, bending, stooping, squatting and reaching. Able to lift, push, pull and/or carry objects weighing up to 50 pounds, unassisted, with twisting and turning of the torso, and stand or walk for prolonged periods of time.
Certifications, Licenses, Education and Experience and other Special RequirementsA High School Diploma or equivalency (GED) is required along with a minimum of two to four years related experience or training or combined experience required. Advance knowledge of building equipment, building codes and building systems (HVAC, plumbing and electrical) is highly preferred. The Plant Operations Director should also be able to communicate effectively with residents, family members, Associates and vendors at all levels of the Community. They should possess the ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, as well as the ability to write routine reports and correspondence. The Plant Operations Director should have the ability to apply common knowledge and understanding to carry out instructions furnished in written, oral, or diagram form and be able to deal with problems involving several concrete variables in standardized situations. They need to be flexible with their schedule and open to being called in for emergencies which may include odd hours; must possess a valid state driver's license free from significant violations/points.
